25 Colorado Mountain Home Sites On River Sell At Auction July 11

The owners of Little River Ranch have decided it is time to get some of their wonderful Colorado mountain home sites SOLD! Rather than have sales or special promotions they decided to let you place your best bids at PUBLIC AUCTION. They are committed to the Auction. Five of these home sites will sell to the highest bidder regardless of price on Auction Day. The others will be sold subject to the owner’s confirmation of the high bid. There will be many opportunities to purchase these home sites at never before seen prices. Home sites in this community have sold for up to $212,000.

Little River Ranch is located South of Salida and east of Poncha Springs, Colorado. The South Fork of the Arkansas River, known to locals as “Little River”, runs through the middle of it. When you buy a home site at Little River Ranch, you get access to the close to two thirds of a mile of the river. If you ever wanted to walk out your back door and fly fish this is the place for you. This is Colorado Mountain living at its finest. With the manageable lot sizes and infrastructure, you can spend your time enjoying the Salida area and not worry about septic systems, wells and propane tanks.

Little River Ranch is annexed by the Town of Poncha Springs and each home site has full city utilities. The streets and roads are paved or will be as each phase is sold. The Town of Poncha Springs even plows when it snows. Many have tried the country life before with the 5, 10 or 15 acre home site and found they spent all their time taking care of the property. The .25 to 1.5 acre home sites here are perfect. At Little River Ranch, you can spend your time exploring the surrounding San Isabel National Forest, the Arkansas River, the 14 nearby 14,000-foot mountains and historic downtown Salida.

Little River Ranch invites you to become a part of its community. Whether you plan to build this fall or in five years, take the time to investigate this rare opportunity. In good times and in not so good times location is still the number one ingredient in property value. Little River Ranch is seen by many as the nicest community of its type in the area. If you have ever dreamed about owning a Colorado Mountain home site your dreams may just come true on Saturday July 11, 2009. Opportunities like this, with today’s economic conditions, may only come along once in a lifetime.

If Little River Ranch sounds like it might be right for you please attend a preview and see the amenities it, and the Salida area, have to offer. Historic Colorado Willowcroft Farm Sells for $1,430,000.00 at Auction.

The Wolf family grew up there. Many people from all over the world had visited there. Willowcroft Farm was a little slice of heaven, to many people, right in the center of the Denver Metro area. Cynthia Wolf or “Cee” as most people knew her had passed on. Her barns and corrals were unused. Weeds grew in pens previously inhabited by miniature horses and donkeys. The three remaining heirs of the Wolf Estate all had their own homes and their own lives. They all agreed that it was impossible for them to maintain Willowcroft the way it should be so they decided to sell it.

How do you sell a historic, nine-acre farm surrounded by multi-million dollar homes and a developed city? How do you arrive at a price for a property that one person thinks should be bulldozed and another thinks should be preserved forever? The estate had an appraiser value the land to answer some of these questions. The appraiser’s answer was that the property was worth somewhere around $800,000.00. Several family members thought it had to be worth more. They were also concerned about the contents remaining on the property. They needed to effectively market and sell all of the estate’s property, in a short amount of time, for its current true market value.

The Personal Representative of the Estate enlisted the help of Rocky Mountain Estate Brokers Inc. The Auctioneers and Broker with RMEB have been conducting successful estate auctions in Colorado for over twenty-five years. They presented a plan to the Wolf Estate to sell Willowcroft Farm and all its contents at Public Auction in one day. The heirs liked what they heard. RMEB developed a marketing plan that accentuated the history of Willowcroft Farm as well as its development potential. Through a combination of print media, direct mail, signage, web sites, email blasts and press releases, RMEB’s Auctioneers were able to get the word out about the Auction of Willowcroft farm in a huge way.

Friday, April 3, 2009 was a beautiful spring day at Willowcroft Farm. All of the marketing RMEB conducted the last 30 days brought a huge crowd to the scheduled afternoon preview. People came to look at the real estate and buildings. They came to look at the antique furnishings that would be sold the next day. They came to see if there was a feed trough or saddle pad they could use with their horses. They came to see it all, by the hundreds. As the afternoon progressed, RMEB’s staff noticed that the large clouds to the west were growing larger. The weatherman said to expect up to twelve inches of snow by Saturday morning. Saturday morning. The Willowcroft Farm Auction was scheduled to start at 11:10 AM Saturday morning.

The Auctioneers and staff of Rocky Mountain Estate Brokers Inc. sprung into action. Large canopies were arranged to cover the massive front yard where the auction would be conducted. Merchandise was moved into covered storage. Extra staff members were called to assist with the storm preparations. David P. Whitley Lead Auctioneer stated, “Old Man Winter can rear his head one more time but the Auction must go on.” RMEB did everything in its power that afternoon and clear into the evening to make sure Saturday’s Auction would still be a success.
Saturday morning came early for RMEB’s Auctioneers and staff. The weatherman had been wrong and Old Man Winter only dumped about six inches of sloppy, wet snow. The first order of business was to shovel the lawn. Yes, you read that correctly. To try to give all the auction attendees a more comfortable Auction experience RMEB shoveled the lawn. The tents and canopies where raised. Hot coffee was brewed but none of the staff had time to take one sip. They were too busy preparing for the crowds, which were already arriving. Somehow, they pulled it all off. The audio and video equipment was assembled and placed to make each bidder’s view as good as possible. Auction catalogs and Property Information Packets were distributed. The PA system was connected and David P. Whitley Auctioneer started to make the announcements. It was Saturday morning. It was Auction Time.

Many people think an Auction just happens. Every Auction that Rocky Mountain Estate Brokers conducts takes weeks of planning. The Willowcroft Farm Auction was no different. There was a very valuable piece of real estate to be sold today. There were also valuable antiques, art work and even pots and pans to sell. RMEB organized and cataloged the auction so that all the highest value items would be sold in the first two hours of the Auction. People would come brave the snow, wind and cold but few people would brave it all day. After the best items were sold, they planned to sell the real estate. When the real estate was finished, the Auction would continue with small items, box lots and books.

At 11:10 AM on Saturday, April 4, 2009, David P. Whitley, Lead Auctioneer for Rocky Mountain Estate Brokers Inc. and RMEB Realty called the crowd to order and started the auction. He sold small antiques, paintings and furniture to an onsite crowd that numbered in the hundreds. Internet bidders from around the country also bid and purchased items through RMEB’s live internet broadcast of the Auction. The wind and snow made it a downright chilly Colorado spring day. RMEB’s staff could see that the crowd would not be able to brave the cold all day. Fifteen minutes into the Auction a second Auctioneer went to the barns and started to sell farm items in a second auction ring. This doubled the speed at which RMEB was able to sell items and made the buyers happy as two very different kinds of merchandise were be sold at the same time.

In short order, all of the items at the barns had new owners. Chairs, dining tables and paintings fell under the Auctioneer’s gavel and went to proud new owners. It was now time to sell the real estate. Willowcroft Farm was on the auction block. Auctioneer David Whitley opened the auction. A bidder represented by a real estate broker placed the opening bid of $860,000.00. Whitley called for and received a bid of $875,000.00, which was soon topped, by another bid of $900,000.00. It became evident there were three people who wanted to own Willowcroft Farm. RMEB Auctioneer and Ringwoman Casey Giddings moved towards the first bidder while Ringmen Kevin Rutter and Calvin Ogren approached the other two bidders. The auction was on.

Ringmen act as an extension of the auctioneer. They get “up close” and personal with a bidder. They let the Auctioneer know when a bidder has placed a bid. They assist the bidder in understanding the process, what the current bid is and what the next bid asked for is. They confirm when the bidder has the current bid and when the bidder needs to place a higher bid.

RMEB has some of the best ringmen and women in the Auction business. Casey, Calvin and Kevin each had a bidder to work with. Auctioneer Whitley continued to ask for and received higher bids. Soon the bidding had reached $1,200,000.00. The tension throughout the several hundred people in attendance was evident. It was like the last two minutes of a tied Super Bowl. No one can explain the feeling the two remaining bidders must have felt. Both wanted to win. Both had already stated they would not bid again. Whitley continued to call for a bid of $1,225,000.00. “Yes” was the exclamation from two of RMEB’s ringmen. The bid was now $1,225,000.00 and Whitley asked for more.

Everyone comes to an auction with an idea of what he or she thinks an item is worth. Properly advertised and marketed public auctions are one of the best ways to discover the current market price of an item. The opinions of others affect a person’s idea of worth. Auctions are open and transparent. They require a potential buyer to take action. A person may attend an auction with an idea of the value of a particular item. Everyone knows the true value of an item after the item is sold to the highest bidder. Whitley asked for a Million Two Fifty and “Yes,” was the response from ringwoman Giddings.

One bidder is winning and one is losing. The lead always changes. One Million Two Seventy-Five was the call. He shook his head. He said no. He wanted this property but he was already way past his perceived value. RMEB’s ringmen continued to ask him to increase the bid. After several responses of “no” and “I am done” he walked off, only to be followed by RMEB’s ring men. Who knows what they said, but when Whitley asked again for a Million Two Seventy-Five, the answer this time was yes!

The lead had changed again. Whitley called for a Million Three. She wanted it. They wanted it. The bid was already more than she had expected it to be. She said no before and then had bid again. Giddings asked her for one more bid at $1,300,000.00 and the answer was no. She asked her again as Whitley called “All in, all done”. Her answer this time was yes. She bid $1,300,000.00. Whitley accepted the bid and immediately asked for a Million Three and a Quarter. It was evident to everyone that the winning bid had been placed. The other bidders said no. This time they meant it. Whitley called for an increase in the bids and seeing none, declared a new owner of Willowcroft Farm.

In four minutes, RMEB sold Willowcroft Farm for a total price, including buyer’s premium, of $1,430,000.00. The winning bidder was happy. The large crowd applauded. The other bidders even appeared happy for the new owner. There were no contingencies. There was no further negotiation. The contract was signed and a closing was scheduled for thirty days later. Not missing a beat, Whitley thanked all the bidders and called for the next lot. There was still more to sell.

Auction Sellers Sometimes Are The Best Auction Buyers

Most auctioneers, who have been in business for any length of time, realize that what an auctioneer truly does is solve problems. Few people call an auctioneer when everything is rosy. People call an auctioneer because they need something sold in a definite amount of time. They may need money quickly. They may need to clear out a warehouse or manufacturing center due to the sale of the facility. They may be dealing with the estate of a parent or loved one. They may be in a dire financial situation and need to liquidate assets to raise cash. Whatever the reason, most people who call an auctioneer have a problem.

We at Rocky Mountain Estate Brokers Inc. pride ourselves on being superior problem solvers. When a client contacts us we listen to the client’s needs and develop a solution that meets those needs. It seems that Michael Jackson had a problem. His representative contacted a noted Los Angeles auction company to arrange for an auction. They packed and loaded his items. They moved his items to another location and then began the painstaking process of creating a five-volume auction catalog listing everything from his lone glove to the massive gates from Neverland.

We are good at correctly identifying and cataloging items. It is our job, as auctioneers, to represent the goods to be sold in the best light. We repair, clean, detail, polish & paint. Many times we turn the seller’s “sow’s ear” into a “silver purse”. It seems this happened with the Prince of Pop. Now he wants all his stuff back. Check the story out on E Online by clicking here.

This same thing has happened to us in our over 20 years of auction business. Many times the item a seller needs to sell has grown old in his or her eyes. However, just wait until we shine it up and start to market it. The magic that seller once saw in the item returns. We have to caution our sellers to beware of this. It is still the same item they wanted to sell. We are good at presenting it in a new light; a light that attracts attention and buyers. After all, we are problem solvers. Now if I could just find that matching glove.

RMEB Inc. Whitley Auction Wins Big At Colorado Auctioneers Convention in Denver

Rocky Mountain Estate Brokers Inc. recently won, in a big way, at the 2009 Colorado Auctioneers Association Convention held in Denver, Colorado. Many people recognize the bright yellow auction brochures created by the auction marketing staff at RMEB. RMEB won the brochure categories Antiques, Collectibles, Estate & General Household, Real Estate Residential or Farm and Ranch, Farm & Ranch Livestock, Machinery and Equipment. They also won the top award for company promotional items. This is not the first time RMEB has won auction advertising and marketing awards on a state level but Jaime Foote, RMEB Auction Coordinator stated, “I do believe this is the most awards we have won in a year. It is an honor to be recognized by the CAA.”

Rocky Mountain Estate Brokers was one of the first Colorado Auction Companies to tap into the power of the internet. RMEB CEO David P. Whitley said, “Many of our auctions do not justify the cost of a full color brochure. We use our two color auction brochures and postcards to drive traffic to our websites at www.whitleyauction.com and www.rmebrealty.com.” RMEB’s website has previously been recognized as the top Colorado Auction web site. Whitley added, “Our web sites have allowed us to dramatically increase the exposure of the auctions we conduct. Not only do we offer live internet bidding for all of our auctions, we also post hundreds of photos of all the items for sale.”

Auctioneers Attend Colorado Convention in Denver

Rocky Mountain Estate Brokers Inc. Auctioneers and managers recently attended the Colorado Auctioneers Association Convention held in Denver, Colorado. While there, they attended seminars on auction methods and continuing auction education. National experts in their areas of expertise presented these seminars. Real Estate auctions are a hot topic. There were several opportunities to learn about new, cost efficient ways to market and sell real estate at auction. David Whitley, RMEB CEO and lead Auctioneer said, “As the economy and real estate market has weakened, we have been inundated with requests from people to conduct real estate auctions. We are always looking for more ways to effectively market and sell real estate in a short period.

A nationally acclaimed author and speaker presented two seminars on time management and organization. Auctioneer Casey Giddings stated, “Our clients keep us incredibly busy. Time management is one of our most important tools in the auction business.” Casey also participated in the Colorado Champion Auctioneer Contest. She made everyone at RMEB very proud of her auctioneering skills.

Everyone at RMEB believes in constantly learning so that we can provide superior service to our clients. The Colorado Auctioneers Association 2009 Convention was not only educational for us it was fun. We live, breathe and sleep (when we get to sleep!) the auction business. Neurosurgeon, Commander, Lawyer, Engineer

We handle the liquidation of over 100 estates a year here in the Denver and Colorado Front Range Area. Most of the items from these estates end up being sold at Public Auction, either onsite or at our Eaton Auction Center in Downtown Eaton, Colorado. Some of the estates we handle are more memorable than others. We have recently been hired to liquidate an estate I am sure we will all remember for some time.

Long time Denver resident Dr. Lawrence M. Robertson passed away unexpectedly recently. The Personal Representative of his estate hired us to liquidate all his personal property on VERY SHORT NOTICE! Dr. Robertson was well known in Denver, Colorado and the surrounding states. Not only was he a Neurosurgeon but he was also a US Navy Commander, Electrical Engineer and Law School Graduate. In his spare time he loved building model aircraft and adding to his huge model railroading collection. I never was fortunate enough to meet Dr. Robertson but I am sure he was a very interesting man. We learn about people as we sort through their personal belongings in preparation for an estate sale or auction.

Dr. Robertson’s Estate includes some wonderful merchandise. There are some great old family antiques including an original Maria pot, Kachina dolls, a rare 1860 US Calvary Civil War sword with the original belt & brass eagle belt buckle, antique furniture, artwork, new and like new tools, antique medical instruments, over 100 model airplanes, over 1000 scale model train items, medical, law and other books, laboratory items and tons more. Visit www.whitleyauction.com to see the complete details and all the items in this auction. Check out some of these items in the slide show below.

Dr. Robertson’s office was located at 1635 Gilpin in the Capital Hill area of Denver. Due to an extreme lack of parking, we will be selling all of his possessions at an internet only auction. This is just like a live auction except there is no auctioneer and all the bidding takes place over the internet. The auction items will all be posted online so anyone can view the items and place his or her best bids. At 1:10 PM on Saturday, September 27, 2008 the auction will start to close with lot number one. Each successive item will close every thirty seconds until all the items are sold.

If you have bid on eBay before then you will have no problem bidding here. We even make it easier to make sure you win. There is an auto-extend feature that extends the closing time on any item that receives a bid in the last five minutes of the bidding. This feature keeps extending the item’s ending time until no more bids are received. This helps to prevent last second sniping. Many times more than 50% of the bids come in during this extended bidding time. Of course, you can always just leave your best bid beforehand and not watch the closing. Learn about this auction at our auction website, www.whitleyauction.com.

Make sure and check out all of Dr. Robertson’s items. It is interesting what you can learn about a person from the possessions they had. If you are handling an estate or downsizing, feel free to contact us for free advice. Most people only handle one estate in their life. We have handled thousands and can surely help you with what seems to be an overwhelming task.

Happy Auctioning!

David

DAVID P. WHITLEY JOINS COLLEAGUES IN WASHINGTON DC FOR AUCTION ACTION ON CAPITOL HILL DAY

Rocky Mountain Estate Brokers Inc. Auctioneer David P. Whitley CAI CES recently joined fellow members of the National Auctioneers Association (NAA) in Washington, DC for the association’s annual Auction Action on Capitol Hill Day. This annual event brings industry leaders from across the nation to meet with members of Congress to educate them about the quarter-trillion dollar live-auction industry and discuss issues of concern to professional auctioneers.

Participants this year educated members of Congress about the current foreclosure crisis and the current system for disposing of foreclosed home. Contrary to popular belief, professional auctioneers do not manage the sales of foreclosed home at public auction and the reality is that the majority of foreclosure auctions fail, costing distressed homeowners their homes and equity, as well as costing the American taxpayer billions of dollars.

Whitley is a member of the National Auctioneers Association and the Colorado Auctioneers Association. He is the President and CEO of Rocky Mountain Estate Brokers Inc. and has been an active member in the auction industry for 23 years.

“I was honored to join my fellow auctioneers in Washington DC to discuss with members of Congress the foreclosure crisis impacting our country and educate them about the current system which is flawed, “ said Whitley. “ There is a better solution available for homeowners and America’s taxpayers when selling federally insured homes at foreclosure auctions and I am excited to be part of the discussion and potential solution.”

Rocky Mountain Estate Brokers Inc. and its sister company Rocky Mountain Estate Brokers Realty LLC provide quality auction and auctioneering services to the Rocky Mountain Region. Through its staff, they service Colorado, Wyoming and Nebraska clients that desire professional auction services and sales for real estate and personal property. RMEB conducts many auctions at its 20,000 square foot Eaton Auction Center centrally located in downtown Eaton, Colorado. There they sell tools, machinery, cars, trucks, antiques, firearms, fine art and more. RMEB’s auction services extend beyond its main areas of Fort Collins, Greeley, Loveland, Boulder, Longmont and Denver, Colorado into Wyoming, Nebraska and beyond.

They offer live, real-time internet bidding on most of their auctions and have sold items to buyers from all over the USA, Mexico, Canada, Germany and other countries. Auctioneers David P. Whitley, Catherine "Casey" L Giddings and Robert L. "Bob" Johnson are all graduates of the Certified Auctioneers Institute and maintain the prestigious CAI designation. RMEB can be contacted through its websites at www.whitleyauction.com or www.rmebrealty.com or by telephone at 970-454-1010.

RMEB Auctioneers and staff attend National Auctioneers Association Conference and Show in Nashville Tennessee.

Rocky Mountain Estate Brokers Inc. Auctioneers and staff recently attended the National Auctioneers Association Conference and Show in Nashville Tennessee. While there, they attended educational offerings on live online auctions, promoting and marketing real estate auctions, ring man skills, employing innovative marketing techniques and more. Auction industry leaders taught these classes. RMEB Auctioneer Casey Giddings CAI, from Fort Collins, Colorado stated, “This is the one place professional auctioneers can come to not only learn about new auction techniques but to share what works for us as well”.

David P. Whitley CAI CES, RMEB’s lead Auctioneer, was one of five auctioneers chosen to sit on a panel discussing ways to start and build a successful auction business. He said, “Our auction company has been attending state and national auction association events for years. We have learned from some of the best in the business. When we have the opportunity to share what works for us with newer members of this profession we consider it an honor and a privilege.” Over 1400 NAA members and their families attended the convention.

Both Giddings and Whitley competed in the International Auctioneer Contest. Contest chairman Paul Behr CAI stated, “This group of contestants makes up some of the best auctioneers in the world”. While neither came home with the Champion’s trophy, both did very well in the competition. Giddings said, “Auctioneering in this contest is a very good way for me to continually work on being a better auctioneer. It would be nice to win but it is nicer to know I am always becoming better at what I do.”

RMEB Auctioneers to Compete for International Auctioneer Championship Title

Fort Collins, Colorado may soon be the home of the world’s best auctioneer if David Whitley or Casey Giddings have anything to say about it. Casey and David will be joining over 90 auctioneers from across the world in Nashville at the 59th International Auctioneers Conference and Show to compete in the 20th International Auctioneer Championship competition. The male and female winners of this competition are regarded by the auction industry as being the best in the world.

These competitors will be judged on their presentation, chant, voice quality, body language and other elements of effective auctioneering. There is also an interview segment of the competition that participants will be judged on. The finalists will compete on Friday, July 11, 2008 before over 1,000 of their peers at the Renaissance Nashville Hotel and Nashville Convention Center in Nashville, TN. The winners will receive a $10,000 cash prize, trophy and become the spokespersons for the National Auctioneers Association before the media and state auctioneer associations across the country. One of the highlights of their reign as IAC champions include auctioneering at the St. Jude Toy Auction for the patients of St. Jude Children’s Research Hospital in Memphis, Tennessee. The IAC Champions sell toys donated by the National Auctioneers Association to patients who use play money to bid on the toys.

RMEB CEO David Whitley attends NAA long range planning meeting in Spokane, WA.

Rocky Mountain Estate Brokers Inc. lead auctioneer and CEO David P. Whitley CAI CES recently attended a special long range planning meeting for the National Auctioneers Association held in Spokane, Washington June 3-5, 2008. Incoming NAA president Randy Wells chose twenty auctioneers from across the United States to work with him to develop a long-term plan for the continued success of the NAA. He employed a professional facilitator to help the group arrive at twenty long-term goals the association should strive to attain in the coming years.

Whitley said, “I was honored to be asked to be a member of this group. The auction business has been affected by many changes the last few years.” The twenty members of the group represented some of the world’s largest, most successful auction companies. “I may have been the member from the smallest auction company. I was pretty impressed to be sitting in a room with a vice-president from Ritchie Brothers. Even though there were many powerful auctioneers there, I really felt like my opinion mattered,” Whitley added. He stated, “We spent three long days talking about ways the NAA can better serve its members. I believe that any organization that serves its members well will increase its membership in the long run.”

Rocky Mountain Estate Brokers Inc. and its auctioneers are members of the National Auctioneers Association, The Colorado Auctioneers Association and the Wyoming Auctioneers Association. Three of RMEB’s auctioneers hold the prestigious Certified Auctioneers Institute CAI designation. Whitley said, “Successful auction are our business. We know that our membership in professional organizations keeps us on the leading edge of the auction profession. We are always looking for better ways to serve the needs of our auction clients.” He added, “Things like this long range planning meeting are an invaluable networking tool for us. Meeting these other auctioneers and becoming their friends gives RMEB a nation-wide network of expertise to draw from.”

Whitley and Johnson attend Accredited Auctioneer of Real Estate in our nation’s capitol.

David P. Whitley CAI CES Auctioneer and CEO of Rocky Mountain Estate Brokers Inc. and Bob Johnson CAI broker for Rocky Mountain Estate Brokers Realty LLC recently attended the National Auctioneers Association’s six-day Accredited Auctioneer of Real Estate course held in Gaithersburg, Maryland. “AARE was an intense six days of learning and sharing,” Whitley said after returning to Colorado. “Class lectures were a small part of this designation program. We spent a lot of time working on group projects and discussing how different auction companies do things. AARE brings together auctioneers who are serious about selling real estate at auction. Bob and I learned several things we will put to work for our clients immediately,” he added.

The National Auctioneers Association states, an auctioneer with the AARE designation has gone the 'extra mile' to ensure they offer the highest level of professionalism and the most up-to-date information when it comes to selling properties. Whether selling residential, agricultural, commercial or industrial properties, AARE auctioneers have enhanced knowledge in all pertinent areas, such as:

  • Marketing techniques
  • Financial/investment calculations
  • Evaluating cash flow
  • Holding-period analysis
  • Tax consequences of buying and selling properties
  • Multi-parcel real estate auctions

RMEB staff attends 2008 Colorado Auctioneer's Association Convention.

Three members of the Rocky Mountain Estate Brokers Inc. team recently attended the Colorado Auctioneers Association annual convention held in Denver, Colorado January 4-6 2008. David P. Whitley CAI CES, Casey Giddings CAI and Jaime Foote all enjoyed the education and camaraderie at the 50th anniversary meeting. They attend classes on bid calling, auction technology, marketing and more.

Casey Giddings competed in the 2008 CAA bid calling championship. She did an excellent job and everyone at RMEB was very proud of her. After the contest Giddings stated, "A contest like this is very intimidating for any auctioneer. Most people are nervous getting up in front of a small group of people to speak. Auctioneers do that every day. We learn to deal with our nerves a bit. Getting up in front of a room full of auctioneers adds an entirely new dimension to that nervousness. Even though I did not win the contest this year, I will be back. This makes me a better auctioneer."
